Tenant?s additional costs 12 percent of all common area maintenance (lights, parking lot maintenance and cleaning, gardener, awning maintenance), 12 percent of master metered utilities (trash removal and trash bin rental, rear exterior electric, water, and gas), air conditioning/heating equipment maintenance (currently $65.00 every two months), 7.7 percent of real property taxes, and 6.3 percent of building property insurance. Utility and CAM costs are billed every two months. Insurance and property tax payments are billed annually when Lessor receives bills. There is an annual fee of $1,836.61 payable to the City of Orange for use of half of the patio. Parking There is one reserved parking space in merchant?s parking lot behind store. In addition, the City Municipal Parking Lot is directly behind building. Any proposed lessee for this property must submit a credit application. Lessor will approve Lessee based on applicant?s creditworthiness and financial responsibility, as well as Lessee?s proposed use of premises. Credit check cost is $145.00.
